There were 40% fewer foreclosures in Culpeper County in the first four months of this year than there were in the same period in 2009, according to the Culpeper Star-Exponent. And there's more good news for the local real estate market: prices are going up. The average selling price in April was $180,722 compared to $165,892 in April 2009, according to  Metropolitan Regional Information Systems.

The higher prices may be due in part to lower inventory. Culpeper County had 317 active real estate listings in April, compared to 361 last April.
